Job Summary

We are seeking an experienced, solutions-oriented building manager with a particular strength in developing a highly effective, customer-centric service infrastructure that values diversity, equity, inclusion, social justice and sustainability.

The ideal candidate will possess excellent organizational skills, oral and written communication skills, analytical skills, and be a team player. 

The position will report to the Ruthven activation team for daily direction and the LSA Director of Facilities and Operations administratively.This individual will supervise a full-time facilities assistant, to be hired at a later date, and student workers, if needed.

This is a new position, created for a new facility, and as such, this individual will develop procedures for day-to-day operations of two distinctly different buildings. Ruthven is similar to a corporate office building with several community spaces - multiple kitchens with commons areas, work rooms, and several conference rooms of various sizes, outfitted with technology for in-room display and video-conferencing. Ruthven will house University Hall - an event facility with pre-function space and other supporting spaces..

The CCCB is a classroom building, and thus, a student-focused facility. Unlike Ruthven, the majority of the population is transient throughout the day and evening, with a small on-site AV staff presence. The building hours will likely differ from Ruthven, as classes are scheduled into the early evening, and the many collaborative spaces may be available to students with extended building hours.

Who We Are

The University’s central administration and Facilities and Operations in the College of Literature, Science and the Arts (LSA) and the Ruthven Administration and Central Campus Classroom Building are seeking qualified candidates for the position of Building Manager.  The LSA Facilities and Operations team is responsible for the following functional areas: Administrative Operations, Capital Projects, Emergency Preparedness, Facilities/Space Management, Construction Project Management, Energy Conservation, Science Building Management, Facilities Strategic and Master Planning, as well as Moving and Support Services.

Ruthven is a newly-renovated, historic building that will house the administrative offices of the university (president, provost and executive officers) and the new Central Campus Classroom Building (CCCB) is a newly-constructed addition to Ruthven that contains seven state-of-the-art large, technology intensive classrooms, including a 570 seat auditorium. With 1400+ classroom seats and 300+ collaboration seats outside of the classrooms. These buildings share a single site and loading dock, and are connected to each other on the basement level only.


  • Pre-Occupancy - Move to Ruthven is planned for late October - early November 2021. The Central Campus Classroom Building is currently scheduled to open Winter Term (January) 2022.

o   Participate in Commissioning of major mechanical, controls, lighting and audiovisual systems.  The individual in this position must develop a reasonable understanding of these systems in order to be effective.

o   Change Management – Prepare future occupants for the move by assisting activation team with planning and logistics.

o   Punch list - Assist with developing a punch list of deficient building and furniture items and shepherding their correction and resolution.

  • Post-Occupancy
    • On-Going Facilities Infrastructure Support – Maintain daily and long-term operation of Ruthven and CCCB to ensure that systems function properly and present a tidy and professional appearance.  Manage access control system (CCure).
    • Communications and Coordination – Act as the primary point of contact and communicator for all Ruthven and CCCB occupants and stakeholders related to shared operations and facilities-related events and issues (planned and arising unexpectedly). -
    • Space Management – Advise leadership on space utilization, and maintain internal data on space and occupants, as well as capital equipment inventories.
    • Event Management and Coordination – Schedule events in University Hall in consultation with the Ruthven governance body and coordinate with event sponsors and partners for access to the building and space. Assist in room set-up, wayfinding, post-event strike and clean-up. In the first year of operation, this room will be lightly scheduled for this position to understand the complexity of operations and develop a workable model for support.
    • Sustainability – Lead sustainability efforts and communications in Ruthven, introducing measures to improve sustainable behaviors and leading by example.
    • Project Management – Manage future renovation and construction efforts in Ruthven and CCCB, and ensure appropriate communication with the building occupants.
    • Safety and Emergency Support – Assist leadership with Emergency Preparedness Plan, Building Incident Response Teams (BIRT), and development of appropriate safety policies and procedures.  This position handles facilities support and coordination during emergency incidents, which will require off-hours availability via phone, and the need to return to campus if an emergency incident occurs outside of the regular workday.

Required Qualifications*

A bachelor’s degree or an equivalent combination of education and experience is required. Candidates should have five-to-seven years of demonstrated successful experience coordinating daily operations of a complex facility. They should also have effective interpersonal skills to deal with a diverse variety of constituencies. Exemplary customer service skills, the ability to develop an effective team, and effective communication are important, as well as a demonstrated ability of process improvements and engagement with multiple stakeholders.

Desired Qualifications*

Several years of experience with the building operations management of a university or corporate facility is preferred. Direct experience in management, including budgets, work tracking systems (ex FMS, AiM) is also preferred. Candidates should understand regulating bodies and building codes, such as Environmental Health & Safety (EHS), State of Michigan Bureau of Fire Services (BFS), Americans with Disability Act (ADA), and Architecture, Engineering and Construction (AEC). Candidates should also have knowledge of MPathways Space Survey.
