Summary

The Maintenance Services Department is seeking an experienced Building Automations Systems (BAS) Manager to take on overall responsibility of managing the Ann Arbor Campus building automation system infrastructure.  The successful candidate will be able to articulate a long range vision for a comprehensive building control system to include network configuration and security, adoption of new technologies and applications, integration of third-party controllers and sensors through common protocols, and protocols for monitoring and trending complex HVAC/R, lighting and other building systems.  The manager will have three direct reports supervising the daily activities of over 20 technicians and operators who independently maintain and operate a Siemens hardware and software based system.

Responsibilities*

Provide program oversight for the application, operation and maintenance of Building Management Systems. 

  • Act as the Maintenance Services lead for governance standards, design guidelines, master specifications for an expanding scope of integrated Building Management Systems and user needs across the University of Michigan.
     
  • Anticipate and develop solutions for a broadening portfolio of Building Management Systems operated and maintained by Maintenance Services. 
     
  • Coordinate supporting Network Architecture with the information technology teams for Facilities and Operations, Campus and Michigan Medicine. 
     
  • Support Architecture, Engineering and Construction (AEC) with scope development, design review, cost estimating, quality assurance, and commissioning on all projects requiring control systems expertise. 
     
  • Provide Building Automation technical solutions and budgeting support for non-complex Energy Conservation Measures (ECMs) and other general assistance to Office of Campus Sustainability (OCS) in support of the University of Michigan's carbon neutrality goals.
     

Manage the Maintenance Services Direct Digital Control Shop and Building Automation Systems Shop. 

 * This role currently has three direct reports to include the DDC & BAS Shop Supervisors and an Analyst. 

  • Provide oversight of work management to ensure compliance with standard Maintenance Services process guides, labor contracts, and leadership priorities.
     
  • Perform basic programming and budgeting for DDC and BAS Shop operations.
     
  • Oversee building controls contracts and software and service agreements.  
     
  • Ensure technical support to Region Managers and Construction Project Managers, as required.

Provide general stewardship of Building Automation Services resources.

  • Represent the Building Automation Services team in recurring meetings. 
     
  • Ensure effective and policy compliant administration of tradespersons and direct reports.
     
  • Document performance and provide open and formal performance feedback for direct reports. 
     
  • Support grievance, work accommodation and other administrative resolution processes. 
     
  • Develop and implement training plans for employees.
     
  • Implement internal shop controls to minimize the possibility of fraud, waste, or abuse. 
     
  • Maintain a safety-first workplace culture

Support Continuous Process Improvement.

  • Maintain a proactive approach to change management and continuous program improvements.
     
  • Recognize the roles of each functional group and seek collaborative solutions across the Facilities & Operations enterprise.
     
  • Provide foresight and apply it to training, pilot projects, external partnerships, etc.  
     
  • Develop benchmarks and identify key performance indicators as a foundation for decision-making.
     
  • Maintain industry knowledge and communicate industry change impacting University of Michigan building controls and automation.
     
  • Make positive changes through after-action reviews and implementation of lessons learned.
     
  • Review and respond in a proactive and constructive manner to customer feedback.

Respond to emergent after-hours work.

Other duties as assigned by management.
 

Required Qualifications*

  • Bachelor's degree from accredited institution in a technical field preferably in mechanical, electrical, systems and or computer engineering with an emphasis in control systems.
  • Supervisory experience with managing multiple trades and/or staff functions.
  • Considerable experience with commercial-scale heating, ventilation and air conditioning system operations, maintenance and automation.  
  • Experience in systems design and engineering to review plans and specifications, field verification and quality assurance processes.
  • Ability to interpret architectural drawings, specifications and design guidelines, make material selections and performing material and equipment take-offs.
  • Reasonable knowledge of information technology systems and computer programming.
  • Ability to communicate at an executive level through a variety of visual and verbal methods.
  • Ability to articulate complex problems and solutions to a wide audience.  
  • Ability to use and/or learn a variety of computer programs including and/or equivalent to Microsoft Project, Microsoft Office (especially Excel), reporting, procurement and computerized maintenance management systems (CMMS). 
     

Desired Qualifications*

  • Experience or knowledge of other automated systems, such as fire protection fume hoods, access control, and lighting, physical security systems.
  • Experience in both operations, maintenance and new construction.
  • Experience with controlled systems in highly sensitive environments, such as biosafety or live animal laboratories.
  • Supervisory experience with skilled trades labor, preferably in a unionized work environment.  
  • Basic knowledge of facilities systems and management processes.
     

Work Schedule

Monday - Friday, 7am - 3:30pm

Due to the nature of this position, working after hours might be needed.
