Responsibilities*

  • Oversee and coordinate central energy plant operation and maintenance activities.
  • Monitor the operation of all plant equipment.
  • Evaluate and determine the need for changes in temperature, pressure or flow to satisfy varying plant load situations.
  • Monitor the operation of all campus HVAC and lighting equipment daily to ensure safe, reliable, and efficient operation.
  • Diagnose, troubleshoot and repair all DDC interfaced systems and controllers utilizing software tools such as CCT, DX, and HvacPro.
  • Maintain comfort settings in campus buildings utilizing all means of energy efficiency including optimized start stop scheduling.
  • Monitor fire and life safety systems. Assist Safety and Security Office (DPS) in assuring the reliable operation of fire and security alarming and reporting.
  • Coordinate the starting or shutting down of boilers, and general maintenance and repair operations.
  • Evaluate the causes of equipment malfunctions and take appropriate corrective steps or shut down machinery.
  • Ensure proper operation of facility HVAC systems through BMS monitoring inspection and maintenance.
  • Read and interpret mechanical/electrical blueprints. Create drawings; define sequence of operations using Microsoft Visio.
  • Record equipment operation and maintenance data.
  • Check meters and gauges to monitor pressure and temperature of steam, water, oil, air, steam traps, reducing valves, and water treatment equipment.
  • Observe gauges and meters to read voltage, amperage and kilowatts of generators and transformers.
  • Perform periodic rounds of inspection of central energy plant, checking for proper function of equipment.
  • Inspect and adjust control mechanisms.
  • Clean, inspect, and perform routine maintenance of equipment and facilities including, but not limited to, oiling, greasing, repair of furnace refractories and repacking of leaking packing glands.
  • Observe University fire and safety procedures such as burn permits, personal protection equipment use, lockout and confined space procedures.
  • Operate, maintain and program Energy Management System (EMS). Perform system diagnosis calibrations and utility schedules.
  • Fabricate parts and tools by machining, cutting, welding and bending metal pipe, steel and other materials.
  • Dismantle, repair and install HVAC and related equipment using cranes, slings riggings, scaffolding, booms, block and tackle and other moving equipment.
  • Repair and replace electrical motors, pumps and related equipment, such as seals and bearing assemblies.
  • Repair air compressors, heat exchanges, valves, fans and other components of equipment in the central energy plant, and on the campus.
  • Supervision is received from a designated official.

Required Qualifications*

  • Graduation from high school, trade school equivalent, vocational high school with mechanical courses or an equivalent combination of education and experience is necessary.
  • Completion of an apprenticeship in machine repair or allied craft, or an equivalent combination of education and experience is necessary.
  • Minimum of two year experience in the operation and maintenance of an energy management system is necessary.
  • Ability to tolerate high levels of heat and noise is necessary.
  • Significant mechanical aptitude is necessary.
  • Significant boiler and HVAC equipment repair and maintenance experience is necessary.
  • Ability to interpret blueprints, sketches and specifications is necessary.
  • Ability to use precision tools, such as micrometers, vibrations meters and balancing equipment is necessary.
  • Ability to prepare and maintain accurate records and reports is necessary.
  • Considerable knowledge of safety standards and procedures is necessary.
  • Ability to exercise tact and discretion in relationships with colleagues and staff is necessary.
  • Reasonable knowledge of 480VAC motor controls, including variable frequency drives, 110 volt control circuits and relay logic is necessary.
  • Considerable knowledge of 24VAC, 0-10 VAC/DC, and 4-20mA processes is necessary.
  • Considerable knowledge of Microsoft Word, Excel and Visio is necessary.

Desired Qualifications*

  • Associate or bachelor's degree from an accredited trade school or an equivalent combination of education and experience (military training, service technician, etc.).
  • Six years of documented building automated systems experience.

Onsite

The work requires, or the supervisor approves a fully onsite presence.  Onsite is defined as a designated U-M owned or leased work location within or outside of the State of Michigan.

Positions that are eligible for hybrid or mobile/remote work mode are at the discretion of the hiring department.  Work agreements are reviewed annually at a minimum and are subject to change at any time, and for any reason, throughout the course of employment. Union Affiliation

This position is covered under the collective bargaining agreement between the U-M and the International Union of Operating Engineers, which contains and settles all matters with respect to wages, benefits, hours and other terms and conditions of employment.
